Good Title/ Portfolio Insurance
Covers unknown title risks and proves very effective in insolvency/distressed sales where no seller’s reps and warranties can be provided. This coverage facilitates safer, quicker and easier transactions of property assets and also provides the seller with the opportunity to realise a higher selling price. Good Title Insurance can also be used in a variety of other ways such as restructuring and refinancing deals involving Portfolios of properties, as it speeds up the due diligence process, can protect and give security to the lender and can potentially save significant costs.
Aligns payment premium into two stages, which are linked to the amount of coverage; the first stage provides cover at the pre-planning stage, if planning is granted, the option is to take out the second stage of the coverage to protect against exposure after planning consent is granted and building works are underway. The lender is insured for the full amount of lending at any given time.
Judicial Review of Planning Permission
Covers loss of market value and the costs of wasted building works. Provides protection for transactions effected within the 3 month 14 day Judicial Review period.
Village Greens/ Commons
Insurance against the risk of development being prevented as a result of Village Green/ Common Lands – a risk that can apply to both traditional village green and urban ‘concreted’ sites.
Right to Light
Insures against an injunction to stop development or awards of compensation. Covers against the risk of action to enforce the ‘right to light’ enjoyed by adjoining properties.
Known Risk
An extensive selection of Known Risks, a few of which are Restrictive Covenants, Lack of Title/Adverse Possession, Lack of Easements (access/service) and Chancel Repair.
